This free set of architectural drawings is provided as a conceptual design intended for general reference and inspiration purposes only. It does not include certain essential components required for permitting and construction.

Specifically excluded from this set of plans are:

Site Plan Drafting for Permitting Purposes: Preparation of a site-specific plan suitable for permit submission is a separate service and is not included in the free drawing.

Structural Engineering: Any structural calculations, foundation design, framing specifications, or engineering stamp must be provided separately by a licensed structural engineer.

Mechanical, Electrical, and Plumbing (MEP) Engineering: MEP drawings, load calculations, and coordination are also additional services not included with this free plan set.

These services are necessary for permitting and construction and are offered as optional add-ons. Their cost shall not be construed as hidden fees, as they are clearly disclosed from the outset. Clients may choose to contract these services independently or provide their own site plan and engineering work to complete the permit application process.

Use of this plan set constitutes acknowledgment and acceptance of these terms.

THE FOLLOWINGS SERVICES ARE NOT INCLUDED: STRUCTURAL DESIGN, MEP ENGINEERING, LANDSCAPE DESIGN, MASTER PLANNING, SOILS INVESTIGATIONS/REPORTS, SURVEYS -TOPOGRAPHIC/BOUNDARY, VEGETATION/IMPROVEMENTS/UTILITIES, MEASURED DRAWINGS OF EXISTING FACILITIES, EXISTING FACILITIES ANALYSIS, TOXIC SUBSTANCE MITIGATION SURVEYS AND CONSULTATION, SITE ENVIRONMENTAL ASSESSMENTS, SITE DRI, PUD, SITE PLAN REVIEW AND/OR ZONING MODIFICATIONS, TRAFFIC ANALYSIS AND TRAFFIC SIGNAL, WARRANT STUDIES, CIVIL ENGINEERING DESIGN INCLUDING PAVING/GRADING/UTILITIES/DRAINAGE/STORM-WATER MANAGEMENT/ENVIRONMENTAL & ALL SITE PERMITTING, EXISTING SITE UTILITY INFRASTRUCTURE IMPROVEMENTS, SPECIALTY CONSULTANTS, VOICE/DATA COMMUNICATIONS; ELECTRONIC/AUDIO VISUAL; INTERIOR DESIGN; INDOOR AIR QUALITY; SECURITY, LIFE CYCLE COST (ROI) AND/OR FEDERAL DOE ENERGY ANALYSIS, LEED CONSULTATION, INTERIOR DESIGN, GRAPHIC AND SIGNAGE DESIGN, DETAILED COST ESTIMATES, DOCUMENTS PREPARED FOR, ALTERNATE BIDS EXCEEDING CONTRACT SCOPE, CHANGE ORDERS, MULTIPLE CONSTRUCTION CONTRACTS, RECORD DOCUMENTS/AS-BUILTS, CONSTRUCTION CONTRACT ADMINISTRATION SERVICES, STRUCTURAL THRESHOLD INSPECTIONS, PROJECT REPRESENTATION DURING CONSTRUCTION, ADDITIONAL CONSTRUCTION CONTRACT, ADMINISTRATION SERVICES FOR MULTIPLE CONTRACTS, BUILDING COMMISSIONING AND TRAINING SERVICES, POST OCCUPANCY INSPECTIONS/ EVALUATIONS, MARKETING RENDERINGS/ MODELS, SUBSTANTIVE CHANGES TO SCOPE, SIZE OR COMPLEXITY, OWNER REQUESTED CHANGES TO APPROVED DOCUMENTS, REIMBURSABLE EXPENSES INCLUDING, BUT NOT LIMITED TO, REPRODUCTION/ PRINTING COSTS, TRAVEL EXPENSES, AND SPECIAL MAIL SERVICE EXPENSES.
